Lyndon Marshall, regional director of Generation Homes Tauranga, tells us about property hotspots and how to maximise your new build.
The national top-ten builder was established in Tauranga by locals Graham Hockly and David Mansel 20 years ago, founded on a vision to provide affordable houses to Kiwis without compromising on design.
Today, the company’s flagship operation is run by joint-venture partner Lyndon Marshall. His team has built more than 300 homes from Tauranga to Mt Maunganui, Papamoa, Maketu, Pukehina and Pikowai.
WHAT ADVICE DO YOU HAVE FOR FIRST HOME BUYERS?
L. Average house and land packages in Tauranga start from around $650,000. For some first home buyers that might seem unattainable, so it’s worth considering other options.
The government’s $520 million roading package, which includes the Tauranga Northern Link between Omokoroa and Te Puna, will open up new residential markets. The new Tauranga Eastern Link has also cut travel time to places such as Rotorua and Whakatane, and made the commute from Te Puke, an area with quality affordable housing, much smoother.
Pyes Pa and Tauriko will continue to produce a good supply of land for the next three to five years. The competitive prices of properties in rural townships will provide real opportunities for first home buyers.
WHERE CAN I BUY A SECTION?
L. Generation Homes were instrumental in the early development of Papamoa, a key residential hub that will continue to develop more over the next ten years, particularly towards Papamoa East. Sections in Terrace Views, Milford Estate and Golden Sands offer some of the best seaside living options in the area, with nearby schools, sporting and shopping facilities.
We have sold 100 homes at Katikati’s Fairview Estate over the last two years and there are still lots of opportunities available there, too.
WHAT SHOULD I LOOK FOR WHEN PARTNERING WITH A HOMEBUILDING COMPANY?
L. My advice would be to do your research, set realistic expectations about what you can achieve with your budget, and partner with a homebuilder you can trust. The company should offer a ten-year Master Build Guarantee and 12-month warranty on all building works. A fixed price contract is a must because this will prevent any budget blowouts. The company should also offer a quality control reporting system throughout the building process so you know what’s happening every step of the way. Do your due diligence and visit a show home to get the latest information.
HOW CAN I ENHANCE THE RESALE VALUE OF MY PROPERTY?
L. Putting your own sense of style and personality on a home is a great way to make
your home stand out from the crowd. With smart design, customising a plan doesn’t have to be a costly exercise. Our customers love working from an architecturally designed house plan because they know the core structural features work and they can visualise how their ideas will enhance the property.
Higher house prices and the constraints of a big mortgage mean many of our customers live in their properties longer, so building a home that you can really feel proud of and live in efficiently is important.
Building multi functional spaces is important for resale value. Larger garages with a DIY workshop or man cave are on the rise, along with extra storage space in the attic, accessed by a pull-down ladder. Ensuite bathrooms are increasing in size to make way for larger showers, freestanding baths and double vanities. Walk-in pantries or sculleries are a great way to minimise mess and clutter in the kitchen and celebrate open plan design throughout a home’s central living areas.
