Lyn­don Mar­shall, region­al direc­tor of Gen­er­a­tion Homes Tau­ran­ga, tells us about prop­er­ty hotspots and how to max­imise your new build.

The nation­al top-ten builder was estab­lished in Tau­ran­ga by locals Gra­ham Hock­ly and David Mansel 20 years ago, found­ed on a vision to provide afford­able hous­es to Kiwis with­out com­pro­mis­ing on design.

Today, the company’s flag­ship oper­a­tion is run by joint-ven­ture part­ner Lyn­don Mar­shall. His team has built more than 300 homes from Tau­ran­ga to Mt Maun­ganui, Papamoa, Make­tu, Puke­hi­na and Pikowai.

WHAT ADVICE DO YOU HAVE FOR FIRST HOME BUYERS

L. Aver­age house and land pack­ages in Tau­ran­ga start from around $650,000. For some first home buy­ers that might seem unat­tain­able, so it’s worth con­sid­er­ing oth­er options.

The government’s $520 mil­lion road­ing pack­age, which includes the Tau­ran­ga North­ern Link between Omoko­roa and Te Puna, will open up new res­i­den­tial mar­kets. The new Tau­ran­ga East­ern Link has also cut trav­el time to places such as Rotorua and Whakatane, and made the com­mute from Te Puke, an area with qual­i­ty afford­able hous­ing, much smoother.

Pyes Pa and Tau­riko will con­tin­ue to pro­duce a good sup­ply of land for the next three to five years. The com­pet­i­tive prices of prop­er­ties in rural town­ships will provide real oppor­tu­ni­ties for first home buy­ers.

WHERE CAN I BUY A SECTION?

L. Gen­er­a­tion Homes were instru­men­tal in the ear­ly devel­op­ment of Papamoa, a key res­i­den­tial hub that will con­tin­ue to devel­op more over the next ten years, par­tic­u­lar­ly towards Papamoa East. Sec­tions in Ter­race Views, Mil­ford Estate and Gold­en Sands offer some of the best seaside liv­ing options in the area, with near­by schools, sport­ing and shop­ping facil­i­ties.

We have sold 100 homes at Katikati’s Fairview Estate over the last two years and there are still lots of oppor­tu­ni­ties avail­able there, too.

WHAT SHOULD I LOOK FOR WHEN PARTNERING WITH A HOMEBUILDING COMPANY

L. My advice would be to do your research, set real­is­tic expec­ta­tions about what you can achieve with your bud­get, and part­ner with a home­builder you can trust. The com­pa­ny should offer a ten-year Mas­ter Build Guar­an­tee and 12-mon­th war­ran­ty on all build­ing works. A fixed price con­tract is a must because this will pre­vent any bud­get blowouts. The com­pa­ny should also offer a qual­i­ty con­trol report­ing sys­tem through­out the build­ing process so you know what’s hap­pen­ing every step of the way. Do your due dili­gence and vis­it a show home to get the lat­est infor­ma­tion.

HOW CAN I ENHANCE THE RESALE VALUE OF MY PROPERTY

L. Putting your own sense of style and per­son­al­i­ty on a home is a great way to make
your home stand out from the crowd. With smart design, cus­tomis­ing a plan doesn’t have to be a cost­ly exer­cise. Our cus­tomers love work­ing from an archi­tec­tural­ly designed house plan because they know the core struc­tural fea­tures work and they can visu­alise how their ideas will enhance the prop­er­ty.

High­er house prices and the con­straints of a big mort­gage mean many of our cus­tomers live in their prop­er­ties longer, so build­ing a home that you can real­ly feel proud of and live in effi­cient­ly is impor­tant.

Build­ing mul­ti func­tion­al spaces is impor­tant for resale val­ue. Larg­er garages with a DIY work­shop or man cave are on the rise, along with extra stor­age space in the attic, accessed by a pull-down lad­der. Ensuite bath­rooms are increas­ing in size to make way for larg­er show­ers, free­stand­ing baths and dou­ble van­i­ties. Walk-in pantries or scul­leries are a great way to min­imise mess and clut­ter in the kitchen and cel­e­brate open plan design through­out a home’s cen­tral liv­ing areas.
